Custom Decks in Broken Arrow

One city, three very different deck jobs

Broken Arrow has grown fast, and the deck a house needs depends a lot on when and where it was built. We see three kinds of projects here more than any other.

The builder-grade replacement. Across the newer subdivisions on the south and east sides of town, most homes came with a small pressure-treated platform off the back door. After a few Oklahoma summers it has grayed, checked, and started to wobble. We tear it out and build the deck the yard actually has room for, usually in Trex or another capped composite so it never needs staining again.

The established-neighborhood upgrade. In places like Forest Ridge and around Battle Creek, the houses are bigger, the lots are deeper, and the original decks are reaching the end of their life. These are often multi-level builds with stairs down to the yard, a covered section or pergola for afternoon shade, and railing chosen to keep the view open.

The older-home addition. Near the Rose District and the original town around Main Street, homes are older and lots are tighter. A deck there has to fit the house it is attached to without looking bolted on, and the ledger connection to older framing takes more care than it does on a new build.

Permits & HOA

The paperwork is part of the job

The City of Broken Arrow requires a permit for structures built inside city limits, and most decks fall under that. Broken Arrow stretches across both Tulsa and Wagoner counties, but if you are inside city limits the permit runs through the city either way.

  • We draw the site plan and construction details the city asks for
  • We submit through the city's Community Permitting and Licensing Division and its online portal
  • We schedule and meet the inspector, and build to pass the first time
  • We prepare the HOA architectural review packet, with drawings, materials, and colors
  • We confirm setbacks and easements before the design is final, not after

You get one point of contact for all of it. Most homeowners never have to visit City Hall.

What goes into a Broken Arrow deck

The weather here is hard on outdoor structures. We design for it from the footings up.

Footings for clay soil

Broken Arrow sits on clay that swells when wet and shrinks in a drought. Footings go deep enough that the seasonal movement does not rack the deck or pull it off the house.

Framing for wind

Spring storms bring straight-line wind. We use connectors and fastening rated for uplift, not just the minimum that passes inspection.

Boards for the sun

West- and south-facing yards get hot. We steer those toward lighter capped composite and plan shade where you will actually sit. See our composite decking guide.

A flashed ledger

The connection to your house is where most decks fail. Ours is flashed and fastened so water never gets behind it.

Fixed-price proposals

Every material is named and every line is itemized. The number on the proposal is the number on the final invoice.

One crew, start to finish

We take fewer projects at once so the crew that starts your deck is the crew that finishes it, with a clean site at the end of every day.

What Green Country homeowners say

“Hunter did awesome work. He not only removed and built a beautiful deck and pergola, he also helped us figure out exactly what we wanted, sent a very clear and detailed proposal, and followed through with excellent craftsmanship.”

Kevin Pickard · Deck & pergola

“Deck Hoss owner Hunter Privette and his wonderful crew removed and rebuilt our entire upper and lower deck surrounding the pool. Recently they stained, sealed and painted to finish the entire project. We could not be more pleased.”

Diane Nisenbaum · Pool deck rebuild, Bixby

“Hunter and his team did a great job on our deck rebuild. He was transparent in his bidding process and he always reached out to discuss any changes from what was originally quoted. They worked every day and kept a clean job site.”

Questions

Broken Arrow deck FAQ

Do I need a permit to build a deck in Broken Arrow?

The City of Broken Arrow requires a permit for structures built inside city limits, and that includes most decks. Permits run through the city's Community Permitting and Licensing Division and its online Citizen Self Service portal. We prepare the site plan and drawings, submit them, and schedule the inspections. If your address is outside city limits, the rules are different, and we check that before we design anything.

My neighborhood has an HOA. Can you handle the architectural review?

Yes. Many Broken Arrow subdivisions require architectural committee approval before a deck, pergola, or covered patio goes up, usually on top of the city permit. We put together the drawings, material specs, and color selections the committee asks for, so approval is a formality rather than a back-and-forth.

How much does a new deck cost in Broken Arrow?

Size, height, decking material, railing, and site conditions all move the number, so we don't quote a flat per-square-foot price over the phone. We measure the site, walk through material options with you, and give you a detailed fixed-price proposal. The price on that proposal is the price on the final invoice.

Should I replace my builder-grade deck or repair it?

If the framing is sound, a resurface with new boards and railing can make sense. If the ledger was never flashed, the footings are shallow, or the joists are soft, new boards on old framing just hides the problem for a few years. We check the structure first and tell you honestly which one your deck needs.

Do you build outside Broken Arrow?

Yes. We build across Tulsa and Green Country, including Bixby, Jenks, Owasso, Coweta, Sand Springs, and the surrounding communities.
